Seashells Holiday House is situated in the centre of Kalbarri, a short stroll from the waters edge of the Murchison River, restaurants, shops, pubs, marina, golf course and to see the local pelicans feed.

Kick back, unwind and enjoy life's pleasures with views from the rear verandah looking out over the sparkling mineral lagoon pool to Red Bluff and the ranges or sitting on the front verandah looking out to the ocean and river.

Seashells cater for up to 8 guests, with a 4 bedroom 2 bathroom 2 storey house, fully appointed kitchen, laundry, living and outdoor entertaining areas. Wonderful secure yard and an absolutely fabulous fully fenced large pool area.

All linen is supplied.

Cost starts at $390.

Seashells require a $300 refundable bond when booking their property. This will be added to your accommodation booking at the shopping cart - The bond will be refunded on departure, by contacting the Visitor Centre on 0899371104 after the cleaner has inspected the property - Thank you.

Cancellation Policy

KALBARRI VISITOR CENTRE CANCELLATION POLICY Cancellations of confirmed bookings (where payment has been made) will attract a 10% cancellation fee of the booking total capped at $55. This is in addition to the cancellation fee of the service provider /operator. Please review our full terms and conditions here: . . . Seashells cancellation policy * A cancellation or amendment fee of $50 is applicable to all bookings. * If you wish to cancel prior to 30 days of arrival 50% of your booking value is forfeited unless the property is able to be re-let. All efforts are made to re-let. RESERVATION TERMS & CONDITIONS To maintain a good standard for our guests we are guided by Holiday Rental Industry Australia’s Holiday and Short Term Rental Code of Conduct, Local Council Development Approval and require certain conditions to be complied with. Guests hereby agree to rent the premises (known as Seashells Holiday House – Kalbarri) for the length and at the rate designated in the booking confirmation. Guests are granted a limited permission to occupy the property for temporary accommodation purposes and usage only. This Reservation Terms & Conditions IS NOT a residential tenancy agreement and does not fall under the Residential Tenancies Act 1987 Western Australia. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. Guests and their visitors must understand that the property is located in a residential family orientated community and hence guest and visitor behaviour should be reflective of a family environment. A total maximum of 8 persons are allowed on site at any one time, this includes guests and visitors. Guests and Visitors must not create noise disturbance which is offensive to neighbours especially between 10pm-8am, this is our quiet time and during arrival and departure at any time throughout the occupancy. Guests and visitors must not create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours. Noise is considered to be too loud if it can be heard by adjacent neighbour when inside their house with their windows and doors closed. Guests and visitors must not enter or use neighbours properties or encroach on their space. Guests and Visitors must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community. Not to conduct any illegal or commercial activities inside the property or on the premises at any time during their stay. Disturbance to our neighbours, including excessive/offensive noise and antisocial/uncivilised behaviour is prohibited and may result in termination of rental with no refund and loss of bond and eviction. The guest who booked is responsible for any visitors on the property and should inform them of these Terms and Conditions. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. Maximum guests are limited to eight as per our licence with the Shire of Northampton. Parking is available on site for no more than three vehicles including trailers/boats/caravans. Please note we do have two external security cameras, we confirm that they are not monitored by anyone external to the owners and are only used for protection purposes, they are located on the front and rear of the house. Movement of furniture is not allowed, whether it be within the property or same room. 2 Parties and Functions are strictly prohibited. The tariff charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Swimming pool is for the use of guests only. Do not take glassware or use anything sharp in the pool as damage to the liner can occur. Please supervise all children at all times. Rubbish is collected twice per week, any excess rubbish to the green SULO bin will incur an extra charge. The green SULO bin is to be placed on the verge, left on the drive on Sunday and Thursday night. Arrival – Is no earlier than 3pm unless prior arrangements are made. Please be mindful of noise if arriving late in the night. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is strictly 10.00am, to allow time to prepare property for next guests. Deposit of 50% is required to secure the booking. Payment of the rental deposit constitutes the guest acceptance of these Terms and Conditions. Balance of the rental amount must be received in full 28 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. Cancellation if caused by the guest and within 30 days of arrival, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $50 cancellation fee will apply. If the property is cancelled by the guest outside of the 30 days of arrival full refund will be given and a cancellation fee of $50 will apply. Security Deposit of $300 is payable 7 days prior to arrival. The security deposit will be refunded within 7 days of departure in full to the clients nominated account subject to the above conditions being met. It is designed to cover any additional costs incurred, including but not limited to, any breakage, damage or excess cleaning requirements and extra guests beyond those declared. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. The consequences of not complying with these Terms and Conditions requirement as above can include enforcement action from the Owner, security services, and local councils or, in some instances, the Police. The Owners reserve the right, in accordance with law, to terminate the permission to occupy and to evict from the Property, guests or visitors who refuse to follow these House Rules or who cause a nuisance. Guest agrees to indemnify and hold the owner harmless for any liabilities including but not limited to loss, theft, damage to personal belongings or injury, illness or sickness or death to guests or visitors. Operator will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. If a catastrophe (cyclone, earthquake, flood, fire, or wind) or any situation beyond Owner’s control impairs the holiday rental, Owner is not responsible for finding alternate lodging for the Guest or for the Guest’s financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY OR OTHER KIND OF EVACUATIONS during your stay. – For such purposes it is advisable to have Travel Insurance for all Guests. There will be no refunds or rebates given to Guest as a result of unfortunate circumstances outside of Owner’s control. As such, Owner shall not be liable for unfavorable weather, acts of God, disruption of utility services, malfunction or breakdown of appliances, or other equipment(s) and services such as TV disruption of internet / air conditioner service / lights; or for the time required to the contractors to fix/repair such issues. Owner shall make repairs as expeditiously as possible after being notified by the Guest during a suitable time (8:00am until 7:00pm) and subject to availability first. Your payment is your confirmation of acceptance of these Terms and Conditions. Note: Variances can be agreed on but only by arrangement with the owner in writing
